During the last decades, there has been fast growing residencial areas in Kabupaten Sleman, DI Yogyakarta. This includes houses which were built privately by individuals, as well as residential areas which were developed by property developers. In some areas, these developments are found to break the government law on urban and rural plan. This research tries to explore the preferenced criteria of the property developers in developing new residential areas, by utilizing Analytical Hierarchy Process (AHP) based on multicriteria approach. The study area was selected according to the criteria and requirements which are listed in the Keputusan Bupati No 53/kep/KDH/A/2003 and Perda Kab Sleman No 19/2001, namely Kecamatan Gamping, Mlati, dan Depok. Research steps includes extraction of potential areas according to requirements provided by the local government law, calculation of weighted criteria by using AHP, and GIS spatial analysis for creating maps of the suitable areas for residential development according to developer’s preferences. The results show that AHP and GIS are efective for conducting land suitability analysis based on multicriteria approach. Each developer has different criteria and preferences in selecting potential locations, so that the final maps show different suitable locations between developers. Overall, Kecamatan Depok is the favorite location for developers, especially in Kelurahan Maguwoharjo with total area at about 4057363 m², Kelurahan Caturtunggal at about 2166820 m², and Kelurahan Condongcatur at about 1580241 m². These areas mostly occupy paddy fields and agricultural areas, and are located around ringroad utara road and Solo road. |
